The Problem

## What Settled Concrete Is Doing to Your Farmington Property

Settlement rarely announces itself. These are the four ways homeowners usually notice, and every one of them gets worse through a freeze-thaw winter.

warning

### A Lip That Catches Toes

A stepped joint on a walkway or entry is a liability the day someone goes over it. And it grows every winter rather than settling down.

water\_drop

### Water Running at the House

Once a slab tilts, roof and surface runoff heads for the foundation instead of away from it. A few degrees of lost pitch does that.

construction

### A Tear-Out Quote You Hate

Demolition, a week without the driveway, the landscaping wrecked, and a bill several times what a lift costs. Most of the time it is not necessary.

door\_front

### Doors and Thresholds Out of Line

A sunken garage or basement slab pulls thresholds, frames and doors out of alignment. The door is the symptom; the floor is the cause.

How It Works

## What Actually Happens on the Day

Most residential jobs are done inside a day, and the slab carries load again before we pack up.

01 search

### Free Inspection

We look at the slab, sound it for voids, measure the drop and tell you in writing what it needs, including when that is replacement.

02 adjust

### Penny-Sized Ports

A planned pattern of 5/8-inch holes goes through the slab. Compare that to the 2-3 inch holes mudjacking needs.

03 expand\_less

### Inject and Lift

Two-part expanding polyurethane fills the cavity first, then lifts the slab back to grade in monitored increments.

04 task\_alt

### Patch and Go

Ports patched, site cleaned, foam at load-bearing strength in 15-30 minutes. Most driveways take a car before we leave.

On the Ground

## Farmington Ground, Access and Landmarks

Between **Unionville** and **Farmington Village** there are two different jobs on the same day: estate driveways where replacement pricing runs away with itself, and historic-district properties where getting demolition equipment near the slab is the real obstacle. Lifting removes both problems at once.

**I-84**, **Route 4** and **Route 10** keep the run from Berlin short, with **UConn Health** and **Westfarms** anchoring the commercial side. Stamped and decorative flatwork is common around **Farmington Woods** and **Talcott Notch**, and ports placed in grout lines keep the pattern intact.

Stamped and decorative flatwork lifted with ports set in the grout lines, so a pattern that cannot be reproduced never has to be.

### How We Get to You

I-84, Route 4 and Route 10 put the whole town inside a short run from Berlin, which is why estate driveways out at Unionville cost no more to reach than the Village.

Getting There

### Reaching Farmington and Unionville

Farmington is about 16 miles from Berlin, out along Route 372 and up through Plainville, or across Route 4 from the New Britain side. Inspections here are booked within the week.

The access question matters more here than the distance does. On the historic-district properties around Farmington Village, and on estate lots with long approach driveways, getting demolition equipment to the slab is a genuine problem before anyone talks price. Our equipment works from the slab surface and needs a parking spot, not a route wide enough for a skid steer and a dumpster.

Local Conditions

### Large Slabs, Large Replacement Numbers

Farmington flatwork tends to be large, and large is where tear-out pricing becomes brutal. A long approach driveway or a wraparound patio is priced by the square foot when you replace it, and by the void volume when you lift it - which is why the gap between the two quotes widens as the slab gets bigger.

A lot of the flatwork here is also stamped or decorative. Those patterns and colors can rarely be reproduced if the slab is demolished, so lifting stops being the cheaper option and starts being the only one that keeps the property looking like itself. Ports go into grout lines and pattern joints, then get patched and color-matched.

Underneath all of it is the Farmington River valley's seasonal water table, working on the base beneath slabs that were never footed. That's the mechanism; the size of the slab is just what sets the price of getting it wrong.

Local Answers

## What Farmington Homeowners Ask Us

### Can my stamped patio be lifted without ruining the pattern?

expand\_more

Yes, and it's the strongest case for lifting there is. Ports go into grout lines and pattern joints where they disappear into the design, then get patched and color-matched. If a stamped slab is torn out instead, matching the original stamp and color on a repour is difficult and often impossible.

### My driveway is very long. Is lifting still worth it?

expand\_more

More so, not less. Replacement is priced by area, so a long Farmington approach driveway produces a very large tear-out number. Lifting is priced on lift height and void volume, which don't scale the same way.

### I'm in the historic district. Will you need heavy equipment on the property?

expand\_more

No. Everything works from the slab surface - a rig parked nearby, hoses to the ports, and 5/8-inch holes. No excavator, no dumpster, no material stockpiles on a period property.

### Does the Farmington River water table affect my slab?

expand\_more

It does on the lower-lying parcels. Seasonal groundwater movement carries fines out from under unfooted flatwork, which is how the void forms. Polyurethane is hydrophobic, so it displaces water rather than washing out the way mudjacking slurry can.

### Do you serve Unionville as well as Farmington Village?

expand\_more

Yes - Unionville, the Village, Farmington Woods and Talcott Notch are all inside the normal service area at around 16 miles from Berlin.

### Will you tell me if my slab isn't worth lifting?

expand\_more

Yes, in writing at the free inspection. Spalling, crumbling or heavily fractured concrete has reached the end of its service life, and a lift on a failing slab isn't worth your money. That call is part of the quote.

### Still have a question?

The on-site inspection answers it properly. We look at your actual slab and put the answer in writing, and it's free either way.
