Simsbury is about 22 miles from Berlin, up through Avon on Route 10 or across from Bloomfield. It's the furthest regular run we make, so work up here is scheduled rather than same-day and we're straight about that at booking.

Season matters here more than it does closer to the river. The best window for walkway and step work is late summer through autumn, ahead of the first freeze - partly because the ground is workable and partly because sealing joints before winter is what stops the void reopening. If you've watched a joint step further each spring, book it in the autumn rather than after the thaw.

### Why Flatwork Steps a Little Further Every Winter

The Talcott Mountain ridge and the valley basin below it funnel water toward properties rather than away from them, and the higher ground takes heavier frost exposure than towns closer to the Connecticut River. Water gets into the base, freezes, expands, and levers the cavity wider - then the thaw lets the slab drop a little further into the space it just made.

The housing here shows that off better than most. Long private walkways and multi-step entries are standard on properties here, and a run of slabs gives the freeze-thaw cycle a joint every few feet to work on. What owners notice is a path where each joint has stepped a little more every winter until one of them catches a toe.

The older colonial-era village housing around the Center and Tariffville fails differently from the newer valley developments - shallower, older bases against engineered fill that's still consolidating - so we scope them differently.

### My walkway steps a little more every winter. Will it stop on its own?

### Can a whole walkway run be lifted, or just the bad slab?
