The Problem

Glastonbury Slab Problems That Get Worse Every Winter

Settlement rarely announces itself. These are the four ways homeowners usually notice, and every one of them gets worse through a freeze-thaw winter.

A Lip That Catches Toes

A stepped joint on a walkway or entry is a liability the day someone goes over it. And it grows every winter rather than settling down.

Water Running at the House

Once a slab tilts, roof and surface runoff heads for the foundation instead of away from it. A few degrees of lost pitch does that.

A Tear-Out Quote You Hate

Demolition, a week without the driveway, the landscaping wrecked, and a bill several times what a lift costs. Most of the time it is not necessary.

Doors and Thresholds Out of Line

A sunken garage or basement slab pulls thresholds, frames and doors out of alignment. The door is the symptom; the floor is the cause.

What We Do Here

Our Concrete Lifting Services

Every service below comes with the same free on-site inspection and the same written quote before anything starts.

Most calls here start with driveway leveling or a sunken garage floor, with walkway trip hazards and patio and pool deck settlement close behind. All of them are available across Glastonbury Center and the rest of the town.

How It Works

Four Steps From Inspection to Driving On It

Most residential jobs are done inside a day, and the slab carries load again before we pack up.

01

Free Inspection

We look at the slab, sound it for voids, measure the drop and tell you in writing what it needs, including when that is replacement.

02

Penny-Sized Ports

A planned pattern of 5/8-inch holes goes through the slab. Compare that to the 2-3 inch holes mudjacking needs.

03

Inject and Lift

Two-part expanding polyurethane fills the cavity first, then lifts the slab back to grade in monitored increments.

04

Patch and Go

Ports patched, site cleaned, foam at load-bearing strength in 15-30 minutes. Most driveways take a car before we leave.

Ready to Get the Drop Measured?

Same-week inspection. The on-site inspection and the written quote cost nothing, and if replacement is the better buy we will say so.

What Local Knowledge Buys You in Glastonbury

Terrain drives everything here. The hillside lots above Glastonbury Center shed runoff along driveway edges until the base washes out, while properties down toward the Connecticut River plain hold water instead of draining it. Two opposite problems, both solved by setting the fall correctly rather than just flattening the slab.

We reach town on Route 2 and Route 17, covering South Glastonbury, Buckingham and the newer east-side developments on one trip. The long driveways and generous pool surrounds near Somerset Square and the Boulevard office district are exactly the slabs where a tear-out quote stops being realistic.

Pitch correction rather than cosmetic leveling, because on this terrain the fall of the slab is the whole job.

Getting There

Working Across Glastonbury From Berlin

Glastonbury is roughly 14 miles from our Berlin base, over the river and down Route 3 or across on Route 17 for the southern end. Inspections here book inside the week.

The practical scheduling note in this town is seasonal rather than geographic. Pool deck and patio work runs best in the shoulder seasons, either before the pool opens or after it closes, and hillside driveway jobs are easier once the spring runoff has passed. If you're planning a summer of using the deck, book the lift for spring rather than discovering the problem in July.

Local Conditions

Why Slabs Move on This Terrain

On the hillside lots that make up much of west and south Glastonbury, water does the work. Runoff concentrates along driveway edges and patio perimeters, channels, and carries the base out from underneath the slab a season at a time. What the homeowner sees is a driveway that has gone hollow near the downhill edge.

Down on the Connecticut River plain the problem inverts: the water doesn't leave. Saturated ground beneath an unfooted patio slab consolidates unevenly and the slab tilts, usually back toward the house.

Either way, pitch correction is the real goal here more often than cosmetic leveling. And the newer east-side developments - long driveways, generous pool surrounds, large expanses of flatwork - are exactly the slabs where a tear-out quote makes lifting an easy decision on price alone.

Local Answers

Common Questions From Glastonbury Property Owners

My patio tips back toward the house. Can lifting fix the drainage?

Yes - re-pitching by lifting is one of the most common jobs we do out here. We set the target fall so surface and roof runoff leaves the foundation instead of pooling against it, then fill the void underneath so it holds.

Is it safe to inject foam next to my pool shell?

Yes, with controlled incremental injection. Lift rate and pressure are monitored throughout precisely because of the shell, and plumbing lines are identified at the inspection so the port pattern goes around them. The pool doesn't need draining.

Why do the hillside driveways here sink at the edges?

Runoff moves downhill under the slab and takes the fines with it. The edge nearest the fall loses support first, which is why a hillside driveway often sounds hollow along one side before any crack appears.

How long is a pool deck out of use?

Usually the same day. The polyurethane reaches load-bearing strength in 15 to 30 minutes, so foot traffic is fine before we leave. Furniture goes back the same afternoon.

Do you cover South Glastonbury and Buckingham?

Yes, along with the Center and the east-side developments. The whole town is inside our normal service area at about 14 miles from Berlin.

My driveway is long. Does that make lifting less economical?

The opposite. Tear-out pricing scales with area, so the longer the driveway the wider the gap between lifting and replacing. On Glastonbury's larger east-side driveways that gap is usually the whole decision.

Still have a question?

The on-site inspection answers it properly. We look at your actual slab and put the answer in writing, and it's free either way.
