Two Settlement Patterns on One Street
On the sloped properties along the Avon Mountain approaches, gravity does the work. Surface and roof runoff moves downhill, finds the underside of a driveway or walkway, and carries the base away with it. The slab loses support from the uphill side down and drops in the direction the water runs.
On the newer subdivisions the cause is completely different: cut-and-fill grading. Half a slab sits on undisturbed ground and half on engineered fill placed when the lot was leveled, and the two consolidate at different rates. The result is a driveway that settles unevenly across its width - one wheel track dropping while the other stays put, often with a crack running the line between them.
